Terms and Conditions
			
1. Reservation fees of £1,000 and finders fee are payable upfront in order for us to take the deal off the market. Reservation fee is fully refundable upon completion.

2. Deals will be allocated on a first-come first-served basis, however we reserve the right to allocate deals to investors who we feel are in the best position to do the deal at the time.

3. Unless specified in the deal details, a RICS valuation has not beecarried out.

4. In the case where a RICS valuation has not yet been carried out, the valuation is payable by the investor.

5- It is advised that the investor performs their own due diligence before committing.

6- The valuation performed is at your own risk. If the valuation reflects figures within 5% of what we advertised then the fee's are still payable and not refundable. In this case the vendor would drop the price in order for the deal to stack up.

7- Reservation and finders fee are fully refundable under the following conditions.
   a. The property fails to value to within 5% of the advertised marketed value after 3 RICS valuations;  also an additional payment of £350 will be made to contribute towards valuation fees.
   b. The property is found to be in a condition which is deemed unsuitable for mortgage purposes.
   c. The vendor decides to withdraw the property from sale.

PLEASE NOTE: Prompt same day payments using 'CHAPS' are strongly advised. We will happily pay the £25 fee associated with these types of bank transfer.
